TERMS & CONDITIONS
1. General Terms and Conditions

This agreement is concluded as a temporary residence and country home. The Client shall not use the property as a primary or secondary residence or for any commercial, industrial, or professional purposes.

The agreement is governed by the French Civil Code.
2. Duration of the Lease
-
The lease ends automatically at the expiration of the agreed rental period, as stated in the contract. No extensions will be granted without prior written approval from Maison Dubreuil.
3. Formation of the Contract
-
The rental agreement becomes binding once the Client or their representative signs the contract and returns it to Maison Dubreuil management.
4. Rental Inclusions
-
The rental includes the use of the property, gardens, utilities, housekeeping, continental breakfast, pool towels, linens, and Nespresso capsules.
-
Additional services, such as minibar consumption, extra housekeeping, concierge-arranged activities, or excursions, are excluded and will incur extra charges.
5. Check-In

Standard check-in is from 4:00 PM local time unless otherwise agreed in writing.

Early check-in may be available under these conditions:

Written notice is provided in advance.

The property is available.
-
Approval is granted by Maison Dubreuil management.

Keys will be handed over upon arrival, accompanied by an initial inventory. Any discrepancies must be reported within:
-
24 hours for stays of 4 days or less.
-
48 hours for stays of 5–8 days.
-
72 hours for stays longer than 9 days.
-
6. Check-Out
-
The Client must vacate the property by 10:00 AM on the last day unless otherwise agreed in writing.

Late check-outs may be possible if:
-
Maison Dubreuil management approves the request in writing.
-
The property is not rented to another party.
-

Unauthorized late departures may result in penalties, including a fee equivalent to one day's rent. Continued occupation may incur double the daily rental rate.

All keys must be returned. Failure to do so will result in charges for key replacement or lock changes.

A final inventory will be conducted at check-out. Any damages noted will be communicated within 96 hours for the Client to dispute within 48 hours.
7. Security Deposit

A security deposit must be paid via bank transfer or credit card pre-authorization at least 1 day prior to arrival.
-
The deposit covers damages, losses, or unpaid charges, including additional services or minibar consumption.
-
The deposit will be refunded within 15 days of check-out, provided no damages or outstanding charges are noted.

If damages or losses exceed the deposit, the Client must pay the balance within 14 days of notification.
8. Reservation Changes

By the Client: Reservation changes must be requested in writing and are subject to management approval. Any associated costs will be borne by the Client.

By Maison Dubreuil: Changes due to unforeseen circumstances will be communicated promptly. Reasonable efforts will be made to provide alternative arrangements.
9. Pricing and Payment

Prices are quoted in euros, inclusive of VAT.

A 50% deposit is required to confirm the reservation. The balance must be paid no later than 90 days before check-in.

Payments are accepted via bank transfer or credit card. Checks and cash are not accepted.

Failure to make timely payments may result in cancellation of the reservation.
10. Cancellation

By the Client: Payments are non-refundable unless Maison Dubreuil can re-rent the property. Deposits are non-refundable.

By Maison Dubreuil: If cancellation is necessary, Maison Dubreuil will refund all payments unless the cancellation results from force majeure (e.g., natural disasters, pandemics).
11. Additional Services

Maison Dubreuil can arrange third-party services, such as chef services or activities, at the Client’s request. However, Maison Dubreuil acts solely as a booking agent and is not responsible for the quality of these services.

Cancellations of third-party services within 30 days of the booking will be charged in full.
12. Swimming Pool
-
The pool is unsupervised and available from May to September. Heating is included during these months.
-
Pool heating outside this period incurs a €3000 weekly fee and is subject to weather conditions.

Clients are responsible for ensuring pool safety, especially for children. Damages to the pool or its facilities will be charged to the Client.
13. Wildlife
-
Maison Dubreuil is in a rural area where wildlife (e.g., insects, foxes, stray animals) is common. The Client should take precautions, such as storing food securely and keeping doors closed.

Maison Dubreuil is not liable for wildlife encounters.
14. Liability
-
The Client assumes liability for damages caused by themselves or their guests. If damages exceed the security deposit, the Client must cover the remaining costs.

Maison Dubreuil is not responsible for injuries or accidents occurring on the property.
15. Client Obligations
-
Maintain the property in good condition.
-
Comply with maximum occupancy limits (12 people unless otherwise agreed).
-
Pets are not allowed without written consent; unauthorized pets incur a €1,000 cleaning fee.
-
Smoking indoors is prohibited and incurs a €1,000 cleaning fee if violated.
-
Notify management of any damages promptly.
